Katoikia Gardens is a penthouse reimagined through clarity, craftsmanship and calm restraint. Stripped back to its structure and completely reconfigured, the apartment was transformed from a fragmented series of rooms into a flowing sequence of open, light-filled spaces designed around the perimeter of the building.

 Working closely through both design and procurement, we focused on creating an interior that feels effortless yet deeply considered. New openings were carefully introduced to frame panoramic city views and draw natural light deep into the plan, while exposed concrete elements celebrate the building’s original structure and bring texture and character to the otherwise refined palette.

 The result is an elevated contemporary home defined by openness, precision and atmosphere. Every detail was carefully curated to balance minimalism with warmth, creating spaces that feel expansive, calm and connected to the city beyond.
